Search “rental inspection app” and you’ll find a dozen tools that look identical in screenshots and turn out to be built for completely different people. Most are property-management software: designed for the person inspecting fifty units a quarter, priced accordingly, with the tenant as an afterthought.
Here’s an honest map of the category in 2026 — who each app is actually for, and where each falls short.

RentCheck — the landlord standard
RentCheck is the category leader: guided room-by-room inspections, side-by-side move-in/move-out comparisons, automated inspection scheduling, and reports designed to be shared between landlord and tenant. If you manage rentals and want tenants to self-inspect on a schedule, this is the mature choice.
Where it falls short: it’s landlord-first software. The tenant uses it because their property manager told them to, inside the manager’s workflow and the manager’s account. If you’re the tenant and the dispute is with your landlord, doing your evidence-gathering inside the landlord’s tool is an odd fit. Full features sit on paid landlord plans.
zInspector / zTenant — the power tool
zInspector (with its tenant-facing companion zTenant) is the deepest inspection feature set on the store: 360° photos, floor plans, task tracking, template libraries. Property managers who live in inspections swear by it.
Where it falls short: the learning curve and the pricing model are sized for professionals. A tenant documenting one apartment, or a landlord with two units, is paying for — and wading through — portfolio machinery they’ll never use.
Tenant Trace — evidence, not workflow (ours)
Tenant Trace starts from a different question: not “how do I run inspections at scale” but “will this photo survive a challenge?” Every photo is sealed with a cryptographic fingerprint at the moment of capture — edit a pixel and the seal breaks. Reports come out as locked PDFs anyone can verify at a public URL by trace ID or QR code, with GPS and timestamps baked in. No account, no login, no analytics.
That matters because deposit disputes are decided on evidence integrity. Ordinary camera-roll photos have editable metadata; the other side’s job is to raise doubt. A sealed, independently verifiable record removes the doubt.
